If you're buying a home, you've probably heard that you should get a home inspection—but what does that actually include?
Simply put, a home inspection is a thorough visual evaluation of the home's readily accessible systems and components. At TexCasa Home Inspections, we inspect the home in accordance with the Texas Real Estate Commission (TREC) Standards of Practice, then provide a detailed report explaining what we observed.
Our goal isn't to tell you whether you should buy the house. It's to help you understand its condition so you can move forward with confidence.
Whether the home is brand new or 50 years old, every house has maintenance items. A home inspection helps identify things you may want to repair, monitor, or simply be aware of before closing.

What Happens During the Inspection?
Most inspections take about 2 to 4 hours, depending on the size and condition of the home.
During that time, we work our way through the property, inspecting the major systems and components that are readily accessible. We test many built-in features, document our observations with photos, and note any deficiencies or maintenance items we find.
If you're able to attend, we always recommend it. While you don't need to follow us around the entire inspection, we're happy to walk you through the important findings afterward and answer any questions you have.

What Do We Inspect?
A home has a lot of moving parts, so we inspect much more than just the roof and foundation.
Roof
We visually inspect the roof covering and other readily accessible roof components, looking for things like damaged materials, flashing issues, drainage concerns, and signs of wear.
Attic
The attic can tell us a lot about a home. We look at the framing, insulation, ventilation, and check for any visible signs of leaks or moisture intrusion.
Foundation & Structure
Every home settles a little over time. We look for visible signs of movement, cracking, or other conditions that may warrant further evaluation.
Exterior
This includes the siding, trim, doors, windows, grading, drainage, driveways, walkways, porches, decks, and other visible exterior components.
Plumbing
We'll inspect the visible plumbing system, including the water heater, fixtures, supply lines, drain lines, and look for visible leaks or other observed deficiencies.
Electrical
The electrical system is one of the most important parts of any home. We inspect the electrical panel, representative outlets, switches, light fixtures, and other readily accessible electrical components.
Heating & Air Conditioning
We operate the heating and cooling systems when conditions allow and evaluate their general performance, along with the thermostat and visible ductwork.
Interior
Inside the home, we inspect walls, ceilings, floors, doors, windows, stairs, railings, garage doors, and other accessible interior components.
Built-In Appliances
If they're included with the home, we'll also test built-in appliances like the dishwasher, oven, cooktop, microwave, garbage disposal, and vent hood.

What Doesn't a Home Inspection Include?
A home inspection is a visual inspection. That means we don't cut into walls, move furniture, or perform destructive testing.
There are also specialized services that aren't included in a standard inspection unless requested, such as sewer scope inspections, wood-destroying insect inspections, septic inspections, or pool and spa inspections.

What Happens After the Inspection?
Once we're finished, you'll receive a detailed digital report—typically the same day.
Our reports include photos, explanations, and an easy-to-read summary of the observations made during the inspection. We also identify items that may benefit from repair, maintenance, or further evaluation by a qualified contractor.
